Development
Our development professionals provide a single point of contact from the initial project idea through to the development, design, funding and construction processes and into operation.
The team is experienced across a range of health and social care projects. Able to offer practical answers to suit projects from a single GP practice to a multi-stakeholder facility, they are skilled at finding dynamic solutions to unlock projects, from complex land assembly to innovative funding solutions.
This includes locating and acquiring a suitable building plot, supporting the design process through close liaison with the clients, commissioners and communities and taking care of managing the planning application process. The team is focused on achieving a timely contractual close and delivering client projects to brief – on programme and on budget.
We combine the skills of our finance, legal and design teams with clients’ advisors, to progress projects, gaining funder approvals and working closely with landowners, consultants and contractors to identify affordable ways to achieve clients’ clinical and business aims.

Design
As our diverse portfolio shows, every building is an original – designed to answer a specific set of challenges. From modest refurbishments of GP premises, to new developments for the integration of services.
We have expertise in designing for community, intermediate and secondary care. Every project has one thing in common, we only work with design teams with the experience necessary to achieve our clients’ individual requirements and realise their design vision.
As an increasing number of our projects are completed using Building Information Modelling (BIM) methods, clients are reassured by seeing a realistic virtual model of their building evolving and contractors understand the detail of the building they will construct – increasing transparency and reducing risk for all.
Virtually every design decision has an impact on sustainability: from location and orientation on site to the choice and source of materials. That’s why we use only the most effective ways to measure how well those decisions are made. These include BREEAM – the world’s leading independently verified method for assessing the environmental performance of buildings.

Our team of finance experts are responsible for sourcing, structuring and managing funding and investment solutions for the projects developed by Prima 200.
Through their knowledge of the funding and investment markets they are able to tailor financial packages that meet the requirements of our clients – from GPs, NHS trusts and local authorities to private sector providers, commercial organisations and financial institutions.
The team plays a central role in developing funding models for projects, helping to maximise client satisfaction and value, working closely with the Legal and Development teams and our funding partners to raise project finance.

Construction
The quality of construction can have a huge influence on the experience of building managers and users for years to come.
For this reason our Construction Management Team is committed to achieving the highest quality build on every project. The team attends construction sites regularly working with contractors to ensure any potential defects or problems are identified and rectified as quickly and easily as possible.
Property Management
Prima 200 building tenants know they can rely on our continuing support for the lifetime of their lease. This support comes in many forms and our team will identify the best scope of services to ensure the building is maintained to the highest standards.
The Property Management team is responsible for all tenant support and providing a clear route of communication. It holds regular review meetings with all occupants to ensure the building continues to perform as they wish and can advise them on expansion plans should needs change.
The team is also a key part of the development and design process. Feeding valuable building knowledge into every new project and understanding the effect design choices will have on budget, construction time and the overall deliverability of a scheme, ensures delivery of a high quality building that is manageable and easy to maintain for the lifetime of the lease.
Communications
Our experienced Communications Team can help clients establish a dialogue with a broad range of interest groups.
By their nature, community buildings will always arouse interest. That’s why it’s all the more important to keep staff, local people and representative groups fully engaged with projects and well informed throughout the development process.
We have plenty of expertise that clients can draw upon to support their own communication programmes. This can encompass media relations, community workshops, public meetings, service information, communications materials and scheme progress updates.
