How schemes are developed
All the capital schemes offered to Prima 200 are agreed with the Strategic Partnering Board through the development and approval of New Project proposals. The schemes are located in areas that the partners determine to be in the greatest need.
The delivery of all Prima 200 buildings is undertaken by Prime UK Developments Ltd – part of the Prime plc Group. Prime’s main business focus is to work with public sector partners to provide better environments and support structures for service users and front-line professionals. One of the most experienced and effective investor-developers in its field, Prime is also the development partner of BaS, the Birmingham and Solihull LIFT Company.

Advice and design
Supported by our development partner Prime plc, Prima 200 has a highly experienced team of expert advisers, many with professional backgrounds in health and social care. Supported by the project architect and development team, they work very closely with clients to define the precise requirements of new schemes. With leases spanning twenty-five years, it is essential that buildings will not only meet current service demands but have sufficient flexibility to meet the changing needs of the future.
Engagement and communication support
Prima 2000 understands that effective communication is vital to engage and inform people throughout the development process. It can involve awareness campaigns, media relations, community workshops, public meetings and presentations, feedback monitoring, patient information, and scheme progress updates.
Development and planning submissions
Working with our development partner Prime plc, the Prima 200 development team is responsible for bringing together all the elements of a scheme. This can include locating and acquiring a suitable building plot; supporting the design process through close liaison with clients, the architect and specialist colleagues; managing the planning application process through regular contacts with planning authorities and local stakeholders; and achieving a contractual 'close' satisfactory to all parties.
Financial & legal support
Our financial and legal teams are involved through most of a project's development lifespan and play a key role in keeping schemes on track and free of bureaucratic delays. They ensure that investment funding is in place to match project timescales, that documentation is effective and uncomplicated, and that good relationships are maintained with regulatory bodies. They also offer advice to PCTs on accounting and VAT recovery to optimise project affordability.
Construction management
Our construction management team selects the building contractors and monitors their performance throughout the build, taking overall responsibility for time, cost and quality. Unlike the majority of LIFTCos, Prima 200 is not tied to a single contractor. A number of prospective contractors are invited to submit their best price for each project. This market-testing ensures value for money and contributes to the affordability of schemes.
Facilities management
On handover of the completed building, Prima 200 LIFT, in partnership with Prime, becomes responsible for ‘hard’ facilities management for the lifetime of the lease. This includes a full Planned Preventive Maintenance programme and a 24 hour reactive maintenance service accessed via a telephone helpdesk. The comprehensive support gives building managers confidence that any issues will be swiftly resolved, and regular reviews ensure that building performance continues to meet expectations.
Integral UK are the specialist company contracted by Prima 200 to maintain LIFT buildings in Stoke-on-Trent and North Staffordshire. The Integral FM team ensures that Prima 200 buildings continue working efficiently for patients and staff to minimise disruption to services. With a single point of contact within the team and a 24/7 helpdesk there's always someone on hand to report an issue or to ask for advice. Through customer satisfaction surveys Prima 200 are able to monitor performance and ensure Prima 200 remain an excellent landlord.
