An innovative primary care centre combined with an extra care housing facility for the over 55s. Part of a wider master-plan for the area, designed to help kick-start local regeneration.

Project partners: Prima 200 LIFT, NHS North Staffordshire, Aspire Housing, Prime plc, Homes & Communities Agency (HCA formerly ‘English Partnerships & Housing Corporation), Newcastle-under-Lyme Borough Council, Staffordshire County Council and RENEW North Staffordshire.

Location: Newcastle-under-Lyme, North Staffordshire

Timescales:

Brief: July 2005

Financial Close: November 2007

Completed: June 2009

Challenges

Co-ordinating 8-strong partnership to deliver the project and achieve natural integration of the two core elements: the primary care centre and the extra care complex of sixty apartments.

Accommodate the changing levels of a site sitting on top of a hill.

Solution

Successful, close partnership working to deliver a combined health and the social care project on one site, without compromising the functional performance of a health facility or the homely environment of residential accommodation.

A sustained programme of community engagement and consultation throughout the design and development process, which included the development of the scheme’s own website.

The exterior of the building is carefully landscaped, making the whole site accessible to wheelchair users. It features retail facilities including a café and a pharmacy, plus resident gardens with greenhouses and raised beds.

The interior of the building clearly defines the different functions but also unifies the site as one.
